Community Guidelines

 
In an effort to create a community where everyone can live in harmony with their neighbors, the Laurelwood Homeowners Association has adopted these guidelines. Should you desire a further explanation of these guidelines, please contact the Laurelwood Homeowners Association. The master deed and bylaws can be acquired at the Register of Deeds office.

Clubhouse

Our Clubhouse is available to all residents of Laurelwood for birthday parties, meetings, reunions, etc. on a first come first serve basis. To reserve the clubhouse, please call 719-7439 to check on availability. Due to the high cost of carpet cleaning, we must ask for a $100 cleaning deposit of which $75 is refundable as long as each group cleans up after themselves and the clubhouse is left in the same condition in which it was found. Please be sure to empty the trash and return the key. In rare instances, the Board of Directors may refuse a request for reservations if it feels it is in the best interest of the community.

Pool

The Pool is the center of our amenities and is for the use by Laurelwood Residents and their Guests. For the safety of small children, the pool must remain locked at all times. Residents must have their key with them while in the pool area. To obtain a pool key, please contact Laurelwood HOA at 719-7439. Residents are asked to accompany their guests, as the key is required to exit as well as to enter to the pool area. Because there is no lifeguard on duty, children under 16 must be supervised by an adult at all times. In consideration of all your neighbors, we ask that you not bring glass containers into the pool area. Smokers are asked to bring an ashtray and not leave cigarette butts for others to clean up. Please, no running, rough housing, etc… Please be considerate of your neighbors so that everyone can enjoy the pool to the fullest.

laundry room

Laurelwood is proud to offer our residents a first class laundry facility located in the basement of H building near the playground. The laundry room is locked at all times. To obtain a key, please call Laurelwood HOA at 790-3464. In consideration of others, please remove clothes from washers and dryers immediately upon completion of the cycle. In consideration of those that are allergic to smoke, please refrain from smoking in all indoor common areas

Pet policy

Laurelwood is happy to be able to accommodate pets for owner/occupants only. This privilege cannot be extended to renters without board approval.
In order to avoid incurring any liability with our insurance policy, certain canine breeds and/or large or vicious animals cannot be allowed. In consideration of all residents, pets must remain on a leash at all times. We ask that you only walk your animal in the designated Pet Areas along the fence at the back of the complex and in non-walking areas behind shrubbery. All droppings must be picked up and disposed of properly. Please do not allow your pet to run free or use the common area where people walk and children play.

parking

In most areas, Laurelwood has adequate parking. However, spaces directly in front of any one building may be limited. In consideration of your neighbors, we request you park your primary vehicles only in these spaces. If you have more than two vehicles, please park those vehicles further from the primary spaces in front of your unit. Please ask teenagers and guests to use surplus parking spaces as well. If you have older residents in your building, please make a special effort to leave a spot close to their unit open for them.
For obvious reasons, we request that you do not double-park any vehicle. If moving, please do not leave large moving trucks unattended, block other vehicles, or park on sidewalks, lawns etc…Due to parking space limitations, we cannot accommodate oversized vehicles that require more than one space such as large boats, camper trailers, and certain types of commercial trucks. For this reason as well, we ask that inoperable or derelict vehicles be removed from the premises.

quiet hours

In consideration of our elderly residents and those with infants and young children, we request residents not exceed reasonable levels of noise at any time. In addition, we ask that you observe quiet hours between 10pm and 8am.

windows and signs

All of us at Laurelwood want our community’s appearance to be as nice as we can make it. It is for this reason that we ask residents to comply with guidelines that will keep each unit looking its best. We ask that draperies and other window treatments be lined with white so that color does not spoil the view from the outside. We ask that cables, cords and wires not be placed outside units through screens, windows, or doors. Please do not display signs, signals, illuminations, advertisements, notices, foil or paper, on windows, doors, or outside the unit on the property or building.

trash

Laurelwood has provided a number of dumpsters in convenient locations around the property. For health reasons and in compliance with city ordinances, we ask that all trash be enclosed in plastic bags and placed inside the dumpster. Please be sure to break down large boxes prior to placing them in the dumpster. The City of Franklin prohibits broken furniture, mattresses, and lumber, from being placed in or around dumpsters. These items may be taken to the Williamson County Disposal Center. Please do not leave any trash outside your unit as it creates a dangerous health risk your neighbors might trip over, or that wild animals can get into and make a mess. 

children

As our community has many families with children of all ages, it is especially important that we watch for children while driving through the complex. For this reason we have a posted speed limit of 10 mph while on Laurelwood property. In addition, we ask that parents and/or guardians be watchful of your young children when they play outside as well as to be responsible for your older children’s conduct and actions. All children are asked to be considerate of your neighbors and be very careful to not carelessly damage personal or community property.

Patios/Balconies

Many units enjoy a patio or balcony. Because what is on a patio or balcony is always on display, it does affect the appearance of, and reflect on, the community as a whole.  Therefore we ask that patios be kept clean and orderly, and only patio-furniture and plants be displayed. Unfortunately, the city of Franklin Fire Department prohibits the use of open flame grills on patios or balconies. Also, please do not store bikes or toys on a porch or deck area. We have a storage area provided for these items

Guest

Laurelwood welcomes visitors and guests. We simple ask that residents remember that they are solely responsible for the conduct of their guests, and accompany them while they are on the grounds, pool, or clubhouse.

Miscellaneous

The Homeowners Association has considered a number of policies proposed by residents and in consideration of the wishes of the majority request the following:          
Please do not change oil or do mechanical work on vehicles.         
Please do not display, hang, or store articles such as, but not limited to, swimsuits, towels, blankets, rugs, laundry, etc. outside a resident’s unit.
Please do not paint or decorate outside a unit; no awnings, radio, TV, Dish or CB antennas/transmitters.
Please do not obstruct or block sidewalks, entry/exit passages, stairs, or breezeways.
Please do not leave personal property at the pool or on the common grounds.

Summary

The purpose of this document is to offer guidelines to residents on how we wish to build a better, more harmonious community. The Board has no desire to be a police department, or even an arbiter of personal disputes between neighbors. It is not our desire to govern or rule this community, but rather to represent the wishes of the homeowners.
If problems should arise that affect the community as a whole, the Board and Management Company may become involved to try to resolve the issue before it gets out of hand. Our policy will be to first make personal contact with the offending resident to fully explain the nature of the problem. We think that this will resolve almost all complaints. Only in the most extreme cases, after all other remedies have failed, will the Board be forced to consider such measures as fines, etc… and then will do so in a manner specific to the situation. It is our feeling that once all residents understand the need for these guidelines, they will join us in willing compliance making Laurelwood a community in harmony, and of which we may all be proud.
